The single most useful thing to understand about asbestos pricing is that there isn't one price — there's a ladder, and where your job sits on it depends mostly on whether it's licensed work. Bonded cement (garage roofs, soffits, floor tiles) is non-licensed and sits at the cheap end; friable materials (pipe lagging, insulating board, sprayed coatings) are licensed and sit far higher because of the enclosure, air monitoring and clearance the law requires.

Regional variation
There is no published fixed regional league table — the most detailed regional source cautions against one, because job-specific factors usually outweigh geography. The figure that is published is a broad London / South-East premium:

Bottom line: the only robust regional figure is a ~20–40% London/South-East premium over the North. Beyond that, access and material type move the price more than where you live.
What drives the cost
- Licensed vs non-licensed (notifiable) work — the single biggest driver. Bonded cement is non-licensed and cheap; friable materials are licensed, needing enclosures, negative-pressure units and clearance, pushing rates from tens of pounds up to £200–£300 per m².
- Friable vs bonded — friable material releases fibres easily, so it needs far more containment and monitoring.
- Access, height & scaffold — working at height or in confined spaces adds cost; scaffold alone typically adds a few hundred pounds.
- Quantity — more material means more labour and waste, though large jobs get a lower effective per-m² rate.
- Disposal distance & load — hazardous waste can only go to licensed sites; on a small garage roof, disposal and transport can be 40–50% of the bill.
