Across the Bedford council area there are 81,610 domestic properties, with semi-detached houses the largest group (25.8%), and around 74.1% of them were built before the 1999 ban. The largest group was built since 2000. Property built from 2000 onwards is after the ban, so it should be free of asbestos as built. Anything older on the same plot, and any part retained from an earlier building, is a different matter. In semi-detached housing the most common finds are asbestos cement garage and shed roofs, textured coatings on ceilings, insulating board in airing cupboards and around boilers, and cement soffits and rainwater goods. The next largest group is terraced houses at 23.6%, where party walls and shared roof spaces mean neighbouring work can disturb material next door. By period, 13.3% were built before 1900, 9.1% between 1919 and 1939 and 25.4% since 2000. None of that tells you whether a particular property contains asbestos; only a survey or a laboratory test can.
