Only a little, already taken down? What Surrey says

Surrey

In Surrey, small amounts of cement-bonded asbestos (up to six sheets) can be taken to the Epsom, Guildford and Shepperton community recycling centres, sprayed with water and double-wrapped in heavy-duty polythene.

The full rule
  • Phone the site first to check there is space in the asbestos container, and bring proof of Surrey residency.
  • The county lists asbestos among the items a car can bring free of charge.
  • A van, pickup or trailer needs a van permit and can only bring up to the construction and DIY waste limit, and none of the three sites takes waste on foot.
  • No Surrey council offers an asbestos collection service, so larger amounts or other asbestos types need a licensed removal contractor.

Epsom and Ewell's own pages add: Epsom and Ewell Borough Council's bulky waste service does not collect asbestos. Its asbestos page says undamaged sheets may be transported unwrapped, but the Surrey recycling centres require asbestos cement to be double wrapped or double bagged, so wrap it as set out above.

Epsom's buildings and asbestos

83.1% of properties in Epsom and Ewell were built before 2000

That's 27,700 of 33,350. Asbestos wasn't fully banned until 1999. Only a survey or a test can tell you about one property: do you need an asbestos survey on a house?

More about the buildings around Epsom

In Epsom and Ewell, 39.7% of the 33,350 homes were built between 1919 and 1939, against 14.4% across England and Wales, so this is housing from between the wars to an unusual degree. Property from this period was built before asbestos use peaked, so where asbestos is present it usually arrived with later work: post-war repairs, added textured coatings, new outbuilding roofs and heating upgrades. That later work is common enough in housing of this age that it still needs checking before anything is disturbed. The largest group by type is semi-detached houses, 29.3%. In semi-detached housing the most common finds are asbestos cement garage and shed roofs, textured coatings on ceilings, insulating board in airing cupboards and around boilers, and cement soffits and rainwater goods. The next largest group is flats and maisonettes at 27.2%, which puts part of the risk in communal risers and ceiling voids rather than inside any one home. Around 83.1% of all property there predates the 1999 ban. A further 5.4% were built before 1900 and 16% since 2000. None of that tells you whether a particular property contains asbestos; only a survey or a laboratory test can.

Epsom sits in a tight KT17, KT18 and KT19 postcode area, and the surrounding Epsom and Ewell area brings in Ewell, Worcester Park and Stoneleigh, Langley Vale, Tadworth and Epsom Downs, Sutton and Ashtead. We cover all of it.

Asbestos Specialists Covering Epsom

Epsom and Ewell is the smallest borough in Surrey, with about 33,350 domestic properties. Its housing leans towards the early twentieth century. Around 83% of it is older than the 1999 asbestos ban, and the largest group was built between 1900 and 1939.

That matters. Homes of that age rarely had asbestos when they were built, but almost all have been altered since. Asbestos usually came in with the later work: a new garage roof, a textured ceiling, boxing-in around pipes. We cover KT17, KT18 and KT19 and out towards Ewell, Stoneleigh, Langley Vale and Ashtead. We arrange surveys, testing and removal through licensed contractors.

Is asbestos likely in a Epsom property?
Around 83.1% of properties in Epsom and Ewell (27,700 of 33,350) were built before 2000. Asbestos wasn't fully banned in the UK until 1999. So most local buildings date from a time when it was still in use. The largest group of local homes was built between 1900 and 1939. That doesn't mean any one property contains asbestos. Only a survey or a lab test can tell you that. Figures: Valuation Office Agency, Council Tax: stock of properties 2026, table CTSOP4.0 (31 March 2026).
Does my property contain asbestos?
If your property was built or refurbished before 2000, it may well contain asbestos. It wasn't fully banned in the UK until 1999. It often turns up in roof sheets, textured coatings like Artex, floor tiles, pipe lagging and insulation board. The only reliable way to know for sure is a professional survey.
